Here is the deal. The Internet today has made it easier for prospective buyers to search for their next home. This cuts down on our time from showing buyers hundreds of homes. When buyers see homes they want to view they contact us to set up the viewings. Should the buyer decide that they like one of the homes, our agents will perform a comparative market analysis of the property for you and represents you when making an offer on the property.
What is the catch?
We ask that you register with us and that one of our professional licensed agents represents you exclusively as your buyer's agent. Purchase price of home must be at least $150,000 and rebate is based on the standard co-op commission of 3%. Offer not valid for corporate paid relocations and other referral services which require a referral fee. We also ask that you get a pre-approval letter from your lendor shortly after you register with us.
Is this legal?
Yes, It is legal in Ohio for agents to offer to pay part of the commision to a buyer or seller in a transaction. This is considered an inducement and must be disclosed in the purchase contract.
What about other states?
It is only considered illegal in seven states. Contact us and we will let you know if it is legal in your state and refer you to an agent in your state that can help you.

NEW CONSTRUCTION:
Team Murtha, LLC will offer a 1% rebate of the purchase price of a new build when buyers buy a new home with us representing them as their exclsusive buyer's agent.
We will help you with lot selections, floor plans, options, financing, upgrades, and more. To be elgible for the new construction rebate you must register with us first before talking and registering with any builders. You then tell the new home builder(s) that Team Murtha, LLC is representing you as your buyer's agent. When the time comes to write a contract or offer, we will be with you to guide so that you can make the best choices for yourself and not the builder.
Then when your home is ready and you close on the home you get your 1% rebate.
REBATE RESTRICTIONS:
Seller must be willing to co-op and pay the buyer's broker a minimum of 3% commission based on the purcashe price of the home or the base price of a new construction home not including lot premiums, upgrades, and options.
We reserve the right to pay the rebate in the form of reduction of the purchase price, various closing costs, or otherwise based on the practices and policies of the parties involved in the transaction and according to or required by law.
